After incorporating the recent additional decline in interest rates, we raise our earnings estimates and target prices for all real estate companies. We also upgrade Sagax to Buy (Hold) after positive earnings estimate revisions and a weak recent share price performance. Our real estate top picks are Catena, Atrium Ljungberg and Castellum, three companies we see with growth potential and balance sheets that provide room for expansion. Our top picks in the construction sector are NCC and Skanska, as we argue their valuations do not fully reflect their earnings potential.

Sagax has expanded rapidly since its inception. With an objective to maximise risk-adjusted returns, it places much emphasis on achieving growth and cash flow diversification through the disciplined, opportunistic acquisition of high-yielding assets. In our view, Sagax has the necessary prerequisites to sustain good future growth, given its financial flexibility (LTV of 41%), solid property portfolio of high-yielding assets and an ability to leverage its valuation for fundraising purposes.
